What is Commissioning? The following lists the major components of commissioning: 1) Documentation of Engineering Parameters. (Pre Construction) 2) Inspection of Documents. (Pre Construction) 3) Field Inspection Verification of Systems Installations. (Construction Phase) 4) Inspections of required tests. (Construction Phase) 5) Coordination and Inspection of Operational Performance Tests. (Testing Phase) 6) Coordination and Inspection of Functional Performance Tests. (Testing Phase) 7) Schedules and coordinates owner training seminar. (Completion Phase) Back to Top
Why is Commissioning required?1) Low Quality Construction Low bid construction normally produces less than optimal quality construction. The commissioning process will reveal construction deficiencies and allow quality to be maintained at the specified level. 2) Complex Systems Most systems today contain or are built with computer technology in most component parts. Commissioning provides a systematic procedure to verify complex system performance operability. 3) Integrated Complex Systems Most owners today require integration between systems installed by separate contractors. Commissioning provides a systematic procedure to verify operability between systems. Back to Top
What are the Commissioning procedures?NEBB commissioning procedures provide a method of documentation for all building systems. These procedures are: 1) Procedures that standardize the general process of commissioning. 2) Commissioning methods and forms that are used to document field inspection verification. 3) Commissioning methods and forms that are used to document operational performance tests. 4) Commissioning methods and forms that are used to document functional performance tests. 5) Procedures that standardize the owner training process. What are the Commissioning Qualifications? To be an effective commissioning agent the individual must have technical knowledge of the system he/she is commissioning and knowledge of NEBB commissioning procedures. The commissioning agent must have technical knowledge of the following systems in order to commission HVAC systems: 1) Construction Management Procedures. 2) HVAC Systems. 3) Control Systems. 4) Electrical Systems.
